At just a short drive to all the area’s top attractions, the property gives the privacy you and your family desire to relax and unwind while being an excellent starting point for your next excursion. Not to be left out, the pups have their own spots to sniff around without having to take a long walk at 5:00am!

➡️Guests must sign a Hot Tub waiver and Rental Agreement.
➡️PROPERTY USAGE
Use all furniture, appliances, home goods as intended.
No parties or large events. The community does have quiet hours from 10pm to 6am.
No smoking, vaping, or drugs on the property- including decks gazebo and driveway.
No illegal uses allowed.
No fireworks allowed on the property.
➡️MAXIMUM CAPACITY
12 humans and 2 dogs are allowed to stay overnight on the property.
➡️MINIMUM AGE
Must be 21+ to book this cabin.
➡️PETS
Up to 2 well behaved dogs allowed. ONLY DOGS allowed. Pet owners are to clean up after their pet. Feces outside should be disposed of in the doggy cans provided. If the pet gets soiled, please use the gray towels provided for cleaning. Please no pets in the Hot Tub (bad for the pups and bad for the filter). If there is evidence of animals in the tub or filter, the security deposit will be collected.
➡️BEAR & WILDLIFE
DO NOT FEED, interact or get close to bears or other wildlife. DO NOT LEAVE ANY OPEN FOOD OR TRASH on the decks, front porch, or cars.
➡️BUGS
In the Smokies, Asian Lady Beetles (looks like lady bugs) and stink bugs often come into cabins to escape the cold during the fall and winter seasons. While our cleaner thoroughly vacuums and cleans after each reservation, you may still encounter them during your stay. Other unwelcome critters may also find their way into the home for these same reasons. Our cabin is treated monthly to prevent these critters, but we are IN THE WOODS so some critters may find their way in despite our best efforts.
➡️TRASH
Dispose of all trash in the bear-proof receptacle located between the front porch and the garage. Do not allow trash to overflow.
➡️WEATHER
Although it is rare for snow to impact the roads, please plan accordingly by preparing food supplies and having all-wheel drive transportation during winter months. NO REFUNDS will be given for weather conditions. Please consider purchasing travel insurance for your stay.
➡️UTILITY DISRUPTION
Electricity and/ or internet services may get interrupted during storms. These disruptions are rare, and services usually resume after a couple hours. While the house is on a well for water, the pump does depend on electricity so water availability can be affected as well.
➡️SECURITY DEPOSITS AND FEES
A REFUNDABLE security deposit of $300.00 is collected to pay for extra cleaning fees, repairs, or damages caused by you and your guests during your stay.
If there is evidence of smoking after your stay, a $500.00 smoke remediation fee will be charged.
About the Owner
Hi Ya'll! Like many people out there, my husband and I enjoy travelling but with our 2 dogs and 2 small kids, finding a place that could accommodate us has become nearly impossible. When we found Riley's Ridge, we knew it would be the ideal spot for our little family to get away from the strain of work and just be a family. It is the perfect location for our extended family to meet up from WV to TX and the kids just love all the parks and attractions. Named after our first fur baby, Riley, we love all the pup friendly hiking and doggy daycares nearby too. As we are new to the vacation home scene, we are just creating a name for ourselves but still take pride in our home and hospitality. Our goal is for your stay with us to be what we would want as guests, and anything less is not acceptable.
